Home Information Packs (HIPs) and Energy Performance Certificates (EPCs) are here to stay, and at Harold G Walker Wimborne the "Exchange Ready" Home Information Pack is available at a very competitive price of £299 + VAT.
Harold G Walker Wimborne believe that with the current economic climate it is important not only to secure a sale but also to provide all the relevant documentation as quickly and comprehensively as possible, to ensure that the buyer has all the information they require at the earliest stage. We prepare our Home Information Packs using full Local Authority Searches and we also include all other title documents required by the buyers solicitors. Some HIP providers do not use full Local Authority Searches as the alternatives are a much cheaper option. Unfortunately, these alternatives do not contain all the required information and a large percentage are inaccurate. Furthermore they do not pass the savings on to the client, so their packs tend to be more expensive as well as failing to provide all the relevant information. We double-check the pack free of charge to resolve any problems at the outset, which will save you time and money. We do not give or accept referral fees which means that our packs are delivered to you without the involvement of any third party being paid commission. Many corporate estate agents will arrange for packs to be prepared, but these can cost over £200 more than a HIP prepared by us, as they include a commission payment which is passed on to the client.
Regulations coming into force on the 9th of April 2009 make significant changes to the current Home Information Pack system. One of these changes is that you must be able to provide the HIP when you begin to market the property, rather than only being required to prove that is has been ordered. The pack must contain a Property Information Form which provides details in respect of boundaries, disputes, alterations and much more information the buyer will need. This form has legal consequences if not completed correctly, so we as solicitors are best placed to assist you in completing this. Our HIPs already comply with the new regulations, providing you with peace of mind and your potential buyers with all the information they require for a speedy sale.
